Experience Zion from one of the last surviving farmsteads in the Virgin River valley. Built in 1924 in the same tradition as the original pioneer settlements, it dates to a time when the region was still agricultural and remote. It came of age alongside the WPA, John Steinbeck, and Edward Abbey. It was here before Zion became a destination and long before Saint George was developed. Our home offers old western living with modern comforts woven in. Thoughtfully maintained without being overly polished, it’s geared towards active guests who appreciate vintage homes — tight spaces, steep stairs, uneven floors, and rough edges. It rewards those who want something real to feel and discover. Inside, you’ll find a roaring cast-iron gas stove, original pine floors, a canopy bed in the master bedroom, and cozy attic rooms upstairs. It is at its best with the windows open, evening breezes moving through the rooms. For warmer or colder nights, each bedroom is equipped with its own mini-split heating and air conditioning. Outside, enjoy wide open night skies and a fire pit beside our agave garden. Make s’mores, fire up the grill, and share dinner under mature pecan and fig trees — help yourself to whatever’s in season. After a long day of hiking, biking, or climbing, sink into the swim spa, which works as both a huge hot tub and a rejuvenating plunge pool. It puts you close enough to Zion to be first on the trail — but far enough to avoid the crowds and traffic, and to easily explore the greater region. Perfect on the way back after a long hike in Zion! PIONEER ROOTS: On the drive back from Zion, take a short detour to Grafton Ghost Town — a preserved pioneer settlement just 20 minutes away. Wander through old wooden farmhouses, barns, and open desert fields. Kids love exploring it, and it takes less than an hour to visit. Our 1924 farmhouse was built in that same pioneer tradition. Grafton may be frozen in time — but this home is still standing, still lived in, and part of the valley.

⚠️ WHAT TO EXPECT This is the home you book after beige condos, faux-marble tract builds, and glampsite #73 — when you realize you want something with roots. It is a 100+ year old farmhouse. We maintain it lovingly with exacting cleaning standards, but it will never be a brand-new luxury home. If that’s what you expect, this isn’t the right fit. WHAT THAT MEANS: • Uneven floors, narrow spaces and steep stairs • Things might creak and doors may stick — part of the charm • One bathroom is in the basement (not ideal for elderly/mobility-impaired guests), but it has an amazing jetted bathtub • Mini-split heat/AC is in each bedroom, not central thermostat. You control it — instructions provided. • You may need to re-light the gas fireplace yourself (easy, instructions and video provided) • You might see occasional bugs (earwigs, ants, or a dead/dying cockroach). We have bimonthly pest service, but this is the desert and bugs live in the soil. • Our swim spa is a large hot tub/plunge pool — NOT an in-ground swimming pool. You agree to use all amenities responsibly and assume risk for normal use of facilities. This is standard for vacation rentals but legally important. If you're not comfortable with this, please book elsewhere. GUARANTEES AND REFUNDS: While we strive to keep our home and its amenities fully functioning, there may be occasional defects, missing appliances or ongoing repairs. We do our best to notify guests before their stay, and advise guests that by default we will not issue refunds for temporarily unavailable amenities. ADDITIONAL CHARGES: - $15 per night per overnight guest above the first 4 persons (plus taxes/fees, automatically charged by the platform based on group size) - $25 per hour early before check-in or late after check-out, when possible and approved by hosts - $50 for every 15 minutes late after checkout time, if permission is *not* given beforehand by host. - $30/night + $30 cleaning fee for using our optional camper (better yet, book our sister listing with that as an amenity) -$200/hr for additional cleaning required, in case of messes that require cleaning beyond our regular cleaning window and impede incoming guests. - Damaged or irreparable items and linens will be assessed to guests at either original purchase or replacement cost. ❓ FREQUENTLY ASKED QUESTIONS Q: How far is it from Zion National Park? Just let us know at booking. Q: What's the swim spa like? A: It's a Jacuzzi J13—think oversized hot tub or small plunge pool. Seats 8+, heated year-round. You can use it hot or cold. It's NOT an in-ground swimming pool. Q: Is there wifi and cell service? A: Yes, 200 Mbps high-speed internet. Cell service is good (Verizon, T-Mobile, AT&T all work). Q: Will I see bugs? A: Possibly. It's the desert—we have regular bimonthly pest service, but you might see the occasional bugs. Not an infestation, just reality in southern Utah. Q: Is it suitable for elderly guests or people with mobility issues? A: Honestly, probably not. The home has steep stairs and one bathroom in the basement. Best for mobile guests comfortable with vintage homes. Q: Can I use the fireplace? A: Yes! It's a gas fireplace, easy to light with a provided lighter stick. Neighborhood
La Verkin is an old pioneer farming town at the base of the Hurricane bluffs below Zion National Park. The home is in the historic quarter of the city, a quiet neighborhood with views of the nearby mesas and Signal Peak. La Verkin and Hurricane have become the central adventure base for the whole greater Zion area. Red Bull Rampage happens annually next door in Virgin and there are active mountain biking, climbing and canyoneering communities. River Rock Roasting company is down the road, and provides excellent food and coffee all day, and spectacular sunset views. Other excellent eateries include Mekong Thai Cafe and Lonnie Boy's BBQ in Hurricane. There are now wineries in the area (Zion Vineyards in Leeds, and Bold and Delaney in Dammeron Valley). It may have been the only town in the US to de-recognize the United Nations in 2001, but a lot has changed since then! All backgrounds and nationalities are welcome, make yourselves at home. The farmhouse is minutes from mountain biking in the Hurricane cliffs or beach relaxation at Sand Hollow. 25 minutes to Zion National Park or Snow Canyon. Take day trips to Bryce National Park, Grand Canyon north rim, Cedar Breaks National Monument, Coral Pink Sand Dunes, Vermilion Cliffs, Valley of Fire. You will not find a more central location to explore all the parks in the great St George / Zion area. Convenient to supermarkets (Davis, Lin's and Walmart). St George is just 20 minutes away for an even larger variety of restaurants and shopping.
