🏡 WHAT TO EXPECT Our Home: Built in 1997 with upstairs renovated in 2021. We've lovingly maintained original design elements and refreshed key areas. This is an active vacation rental — expect minor scuffs and touch-ups. Our pool equipment is modern and well-maintained, controlled via phone app. Desert Living: This is a suburban home bordering the Nevada desert. We have regular pest service, but ants, spiders, and occasionally scorpions are part of desert life. Don't go barefoot outside at night. Vegas windstorms can bring debris to the pool between service visits. If you demand: • Brand-new construction • Zero chance of pests • Guaranteed immaculate pool 24/7 ...this might *not* be the right fit. If you have reasonable expectations and want a great Vegas experience, we welcome you! 📋 HOUSE GUIDELINES Occupancy & Guests: • Henderson permits up to 10 adults • Maximum 14 daytime guests (including visitors) • Young children may allow flexibility — please inquire • This is a residential neighborhood, not a party venue Noise & Quiet Hours: • Quiet hours: 10pm-7am weekdays, 10pm-10am weekends • No outdoor music • Keep noise under 70dB during the day, 60dB during quiet hours • Pool and spa must be vacated during quiet hours (enjoy them all day!) • Take the party inside after 10pm — or better yet, leave it on the Strip! We do our best to notify guests before their stay, and advise guests that by default we will not issue refunds for temporarily unavailable amenities. 💰 ADDITIONAL CHARGES - $15 per night per overnight guest above the first 4 persons (plus taxes/fees, automatically charged by the platform based on group size) - Pet fee: $100/pet. Neighborhood
Southwest Henderson is the best of Vegas, without actually being Vegas. You’ll be surrounded by immaculate Spanish tile villas and mature palm trees. This home is right next to a park at the end of a cul-de-sac. It’s at the foot of the Anthem East trail system, with incredible views of the city. The neighborhood is generally very quiet and safe, but guests are advised to please not leave valuables in their cars on the street or in the driveway. Our neighbors are sensitive to noise. We ask that you be respectful and quiet especially outside -- no outdoor music, keep noise under 70 Db in the daytime and under 60 Db during quiet hours. We recommend turning on the waterfall pool if back-yard ambient noise is desired. Thanks!
