Good to know
Experience Zion from one of the last surviving farmsteads in the Virgin River valley. Built in 1924 in the same tradition as the original pioneer settlements, it dates to a time when the region was still agricultural and remote. It came of age alongside the WPA, John Steinbeck, and Edward Abbey. It was here before Zion became a destination and long before Saint George was developed. Our home offers old western living with modern comforts woven in. Thoughtfully maintained without being overly polished, it’s geared towards active guests who appreciate vintage homes — tight spaces, steep stairs, uneven floors, and rough edges. It rewards those who want something real to feel and discover. Inside, you’ll find a roaring cast-iron gas stove, original pine floors, a canopy bed in the master bedroom, and cozy attic rooms upstairs. It is at its best with the windows open, evening breezes moving through the rooms. For warmer or colder nights, each bedroom is equipped with its own mini-split heating and air conditioning. Outside, enjoy wide open night skies and a fire pit beside our agave garden. Make s’mores, fire up the grill, and share dinner under mature pecan and fig trees — help yourself to whatever’s in season. After a long day of hiking, biking, or climbing, sink into the swim spa, which works as both a huge hot tub and a rejuvenating plunge pool. Our additional 16' camper offers a private queen bed for adventurers looking to "rough it", while still enjoying the comforts of the farmhouse nextdoor. Please inquire with hosts for the code. Our home is the perfect base for adventure groups, families, and anyone who finds romance in places with history and heart. 🏡 THE SPACE SLEEPING FOR 10 GUESTS: • Master bedroom: Queen canopy bed + secretary desk for work • Downstairs second bedroom: Queen bed • Upstairs: Two cozy attic rooms with double beds (perfect for kids and adventurers) • Living room sectional sleeps 2 smaller guests if needed • All bedrooms have independently controlled mini-split heat+AC • Outdoor camper with a queen bed, with lights heat and AC. (Must be plugged in by guest by city requirements; no water or toilet but just 20 feet away from the house with its 2 bathrooms). LIVING & ENTERTAINMENT: • Open living + dining space with huge windows and views of the La Verkin cliffs • Roaring gas stove fireplace • 75" streaming TV (Amazon, Disney+, HBO Max, Hulu, Netflix) • 200 Mbps wifi (great for remote work) • Basement game room: 3-in-1 table with foosball, air hockey, and pool • Fully equipped kitchen: gas stove, oven, microwave, coffee/tea stocked • Dining for 6 inside, plus outdoor table under the pecan tree BATHROOMS: • Main floor: Clawfoot tub/shower combo • Basement: Modern freestanding jetted tub with hand shower (shares space with laundry) *Note: If you have mobility issues, the basement bathroom might be challenging to access.* OUTDOOR OASIS & GAMES: • Jacuzzi J13 swim spa with seasonal sun shade -- use as hot tub or cool plunge pool • Fire pit seating for 6 under the stars • Weber gas grill + outdoor dining for 6 under the pecan tree • Lawn games: Croquet, cornhole, frisbee • Telescope for stargazing (amazing dark skies!) • Mature pecan and fig trees (pick seasonal fruit!) • Fully fenced yard—dogs and kids love it here 🐾 PET-PARADISE WITH LOCAL TRAILS This is a genuinely dog-friendly home. Fully fenced yard, plenty of space to run. $75/pet fee. Small dogs welcome; please inquire for larger/hairier dogs or other pets. Although dogs are restricted from most trails in Zion, La Verkin offers many scenic local trails (Confluence Park, the Jem trail) that are perfect for getting out with your furry friends. 🏞️ ADVENTURE CENTRAL La Verkin is strategically central to southern Utah’s most iconic parks, hikes, swimming holes, climbing crags and mountain biking trails. It puts you close enough to Zion to be first on the trail — but far enough to avoid the crowds and traffic, and to easily explore the greater region. Access Bryce, the Grand Canyon, Kolob Canyons, Snow Canyon, Cedar City, and St. George with ease. NEARBY PARKS & ACTIVITIES: • Zion National Park (West Entrance): 25 min • Zion Kolob Canyons: 25 min • Bryce Canyon: 100 min • Grand Canyon North Rim: 110 min • Snow Canyon State Park: 30 min • Sand Hollow reservoir (beach/swimming): 15 min • Quail Creek State Park: 20 min • Coral Pink Sand Dunes (sandboarding + ATV): 45 mins • Kanarra Creek Falls: 35 min • Red Bull Rampage site (Virgin): Next door! WORLD-CLASS MOUNTAIN BIKING: La Verkin and Virgin are at the heart of southern Utah's MTB scene. Minutes from Gooseberry Mesa, Jem Trail, Guacamole Mesa, and Bearclaw Poppy trails—some of the best riding in the Southwest. HIKING: • Bucket-list hikes in Zion: Angels Landing, the Narrows, Observation point. • Beloved "IG hikes": Kanarra Creek falls, Scout Cave, Belly of the Dragon, Red Reef, Candy Cliffs, Snow Canyon petrified dunes LOCAL HIKES / SWIMMING HOLES / DOG WALKS: • Confluence Park (La Verkin, 5 minutes) -- beaches and a rope swing on the Virgin River • Sheep Bridge Park (Virgin, 10 minutes) -- beaches, tubing and hiking on the river • Hurricane Rim (Hurricane, 10 minutes) -- dramatic overlooks and a tougher hike • Eagle Crags (Rockville, 20 minutes) -- on the way to Zion but not in the park. CLIMBING & CANYONEERING: • "Swimming Hole Rock" at Confluence Park (5 mins) • Lambs Knoll on Kolob Terrace (15 minutes) • St George area climbing (30-40 minutes): Chuckawalla, Turtle Rock, Black Rocks, Snow Canyon, Green Valley Gap, Prophesy Wall • Canyoneering: The Subway, The Narrows Top Down, Parunawheap Canyon, Red Reef Ask us for beta—we know the area inside and out and love sharing local secrets. RESTAURANTS AND SUPERMARKETS: La Verkin and neighboring Hurricane offer more variety — and better prices — than Springdale. Some of our favorites: • River Rock Roasting Company -- more than just coffee -- excellent pizza, salads, breakfast burritos and burgers, and amazing views. • Red Fort Indian -- one of the best Indian restaurants in Utah, hiding nearby in the old Ramada hotel. • Davis Farmers Market -- local supermarket with everything you need in a pinch. • Oscar's -- our primary recommendation in Springdale, healthy Mexican with huge portions. Perfect on the way back after a long hike in Zion! PIONEER ROOTS: On the drive back from Zion, take a short detour to Grafton Ghost Town — a preserved pioneer settlement just 20 minutes away. Wander through old wooden farmhouses, barns, and open desert fields. Kids love exploring it, and it takes less than an hour to visit. Our 1924 farmhouse was built in that same pioneer tradition. Grafton may be frozen in time — but our home is still standing, still lived in, and part of the valley.
Other Details to Note
⚠️ WHAT TO EXPECT This is a 100+ year old farmhouse. We maintain it lovingly, but it will never be a brand-new luxury home. If that’s what you expect, this isn’t the right fit. WHAT THAT MEANS: • Uneven floors, narrow spaces, steep stairs • One bathroom is in the basement (not ideal for elderly/mobility-impaired guests), but it has an amazing jetted bathtub • You might see occasional desert bugs (earwigs, or a dead/dying cockroach). We have bimonthly pest service, but this is the desert! • You may need to re-light the gas fireplace yourself (easy, instructions and video provided) • Things might creak and doors may stick — part of the farmhouse charm • Our swim spa is a large hot tub/plunge pool — NOT an in-ground swimming pool • The camper needs to be plugged into the house via extension cord for power, heat and air conditioning (La Verkin City restrictions), and has no water or sewer (i.e., no functioning bathroom). WHO THIS IS FOR: ✅ Adventurers who love authentic character ✅ Families comfortable with "real" homes ✅ Hikers/bikers who want basecamp, not a resort ✅ Dog owners who need a fenced yard ✅ Anyone who appreciates history and personality ✅ Camper-users who don't mind "roughing it" for a night or two, with a fully working house next door ✅ Folks who like camping but not towing and cleanup WHO THIS ISN'T FOR: ❌ Guests expecting modern luxury perfection ❌ Those who need everything spotless and new ❌ People uncomfortable with old buildings ❌ Elderly or mobility-impaired guests ❌ Anyone expecting an in-ground pool ❌ Guests who didn't expect one of the beds to be in our camper! ❌ Anyone too impatient to plug in an extension cord for the camper electrical, or who can't share a bathroom with the house. 📋 HOUSE RULES (PLEASE READ) CHECK-IN/OUT: • Check-in: 4:00 PM - 10:00 PM • Checkout: 11:00 AM • Late checkout: $25/hr if approved in advance; $50 per 15 min if NOT approved GUESTS & FEES: • 8 guests max (4 included in base rate) • $15/night per additional guest over 4 (auto-charged by Airbnb) PETS: • $75 per pet. • Dogs welcome! Must be house-trained and well-behaved. • Cats welcome if litterbox trained and staying short-term — please ask first. • Please clean up after your pets (inside and out) RESPECT THE SPACE: • No smoking/vaping indoors or outdoors (serious fire hazard) • No unauthorized parties or events • Quiet hours 10 PM - 8 AM (residential neighborhood) • Leave it as you found it—we're not a hotel with daily housekeeping SAFETY & LIABILITY: By booking, you acknowledge this is a vintage property with steep stairs, a swim spa, gas appliances, and fire pit. You agree to use all amenities responsibly and assume risk for normal use of facilities. This is standard for vacation rentals but legally important. If you're not comfortable with this, please book elsewhere. GUARANTEES AND REFUNDS: While we strive to keep our home and its amenities fully functioning, there may be occasional defects, missing appliances or ongoing repairs. We do our best to notify guests before their stay, and advise guests that by default we will not issue refunds for temporarily unavailable amenities. ADDITIONAL CHARGES: - $15 per night per overnight guest above the first 6 persons (plus taxes/fees, automatically charged by the platform based on group size) - $25 per hour early before check-in or late after check-out, when possible and approved by hosts - $50 for every 15 minutes late after checkout time, if permission is *not* given beforehand by host. -$200/hr for additional cleaning required, in case of messes that require cleaning beyond our regular cleaning window and impede incoming guests. - Damaged or irreparable items and linens will be assessed to guests at either original purchase or replacement cost. ❓ FREQUENTLY ASKED QUESTIONS Q: How far is it from Zion National Park? A: 30 minutes to the west entrance, 25 minutes to Kolob Canyons. Perfect basecamp location. Q: Is it really dog-friendly? A: Yes! We have a fully fenced yard and genuinely love dogs. $75/pet fee. Just let us know at booking. Q: What's the swim spa like? A: It's a Jacuzzi J13—think oversized hot tub or small plunge pool. Seats 8+, heated year-round. You can use it hot or cold. It's NOT an in-ground swimming pool. Q: Is there wifi and cell service? A: Yes, 200 Mbps high-speed internet. Cell service is good (Verizon, T-Mobile, AT&T all work). Q: Will I see bugs? A: Possibly. It's the desert—we have regular bimonthly pest service, but you might see the occasional bugs. Not an infestation, just reality in southern Utah. Q: Is it suitable for elderly guests or people with mobility issues? A: Honestly, probably not. The home has steep stairs and one bathroom in the basement. Best for mobile guests comfortable with vintage homes. Q: Can I use the fireplace? A: Yes! It's a gas fireplace, super easy to light. Instructions are in the welcome book. Q: What's there to do on a rainy day? A: Game room (foosball, air hockey, pool), 75" TV with streaming, swim spa, board games, or just cozy up by the fireplace! Q: Where's the pool? A: As noted and shown in photos, the swim spa functions as both a large hot tub and a small plunge pool. We do not have an in-ground pool — please do not book expecting one.
